Best MA Schools in Affordable Towns

In Massachusetts, the best public schools are overwhelmingly concentrated in wealthy suburbs where the average assessed single-family home value exceeds $1 million. But does a great education require a million-dollar home? We analyzed 264 ranked high schools alongside assessed home values, property tax bills, tax burden ratios, and per capita income data from the Massachusetts Department of Revenue to find out. The answer: not even close.

How we measured this: School rankings use our composite score (SAT 30%, MCAS 25%, AP pass rates 20%, graduation rates 25%). Home values are the average assessed value of single-family homes only (not condos, multi-family, or rental properties) from the Massachusetts Department of Revenue (DOR) for FY2026. For regional districts spanning multiple towns, we averaged the assessed values across all member towns.
Key terms explained:
  • Assessed single-family value: The town assessor's valuation of the average single-family home, used to calculate property taxes. This excludes condos, apartments, and multi-family properties.
  • Tax burden (% of income): The average annual property tax bill divided by per capita income. This reveals the actual financial strain — a $10K tax bill feels very different on a $50K income vs. $120K.
  • Per capita income: Total town income divided by total population (including non-earners like children and retirees). College towns often show lower figures because students are counted in the population but contribute little income.
  • Effective tax rate: The tax bill as a percentage of the assessed home value. A low rate on an expensive home can produce a higher bill than a high rate on a cheap one.

The correlation between assessed single-family home values and school quality in Massachusetts is real — but it's not destiny. Between $750K and $1M, there are 41 ranked schools including several in the state's top 20. Drop to the $500K-$750K range and you still have access to 109 ranked schools — including Boston Latin, the #3 school in the state. Even under $500K, 79 schools deliver education that outperforms many wealthy communities.

But home prices alone don't tell the full story. A $500K home with a 1.9% tax rate and low per capita income can be harder to afford than a $900K home with a 1.1% rate and high income. That's why we've included the annual tax bill, the tax burden as a percentage of income, and per capita income for every school on this list. The pattern is clear: college towns, regional districts, and Western Massachusetts offer the best academic value — but the financial picture requires looking beyond the assessed value alone.
