Best MA Districts by Region: 2025 Guide

Massachusetts consistently ranks among the top states for public education, but quality varies dramatically by region. Greater Boston's A+ districts dominate the headlines, yet Central and Western Massachusetts produce SAT scores above 1200 at home values under $500,000. We analyzed all 328 districts across 6 regions to find the best in every corner of the Commonwealth.

How we ranked districts: District rankings use a composite score that combines SAT performance, MCAS ELA and Math proficiency, graduation rates, AP pass rates, and attendance rates across all schools in the district. Home values are the average assessed value of single-family homes from the Massachusetts Department of Revenue (DOR) for FY2026. Only districts with 2+ schools are ranked. All data from the 2024-2025 academic year.

The gap between Massachusetts' regions is real — but it's not as wide as home prices suggest. Greater Boston's top districts average SATs of 1320 on homes assessed at $1.8M. Move to Central Massachusetts and you'll find Shrewsbury delivering a 1247 SAT average on $761K homes. Push further west and Longmeadow produces 1222 on homes at $565K — one-third the cost. The pattern is clear: academic excellence is available in every region of Massachusetts, but the price of admission varies by a factor of four.

Below, we profile 26 districts across 6 regions — the best options whether you're searching within Greater Boston's elite suburbs, the North Shore's coastal communities, or Western Massachusetts' remarkable value markets.

Greater Boston — Inside I-95

The Inner Ring

The inner suburbs along Route 128 are home to six of the state’s nine A+ districts and dominate the top 10. These are Massachusetts’ wealthiest communities — average homes routinely exceed $1.5 million — with per-pupil spending and teacher salaries to match. The results speak for themselves: average SATs above 1290, MCAS proficiency rates near 80%, and graduation rates approaching 100%. The premium is steep, but for families who can afford it, Greater Boston’s elite districts set the standard for public education in America.

Greater Boston — I-95 to I-495

The Outer Ring

The suburbs between I-95 and I-495 are where many of Massachusetts’ best-known districts live — and where the value equation starts to shift. This ring holds three A+ districts (Dover-Sherborn, Wayland, Medfield) plus historic powerhouses like Concord-Carlisle and Acton-Boxborough. Home values range from $730K to $1.5M, offering meaningful savings over the inner ring while producing SAT scores and graduation rates that are virtually identical. The I-495 tech corridor, Route 2, and Route 9 connect these communities to Boston-area employers, making this ring the sweet spot for families who want top-tier education without inner-ring prices.

South Shore

Coastal Communities South of Boston

The South Shore stretches from the rocky harbor towns just south of Boston to the sandy beaches of Plymouth. Its top districts share a coastal character: excellent schools, strong community identity, and home values that reflect waterfront premium. Hingham leads with direct ferry service to Boston, while Duxbury, Scituate, and Norwell offer more affordable alternatives with comparable academics. South Shore districts tend to have smaller class sizes and higher teacher retention than their northern counterparts, creating continuity that shows in graduation rates consistently above 97%.

For context, $552K buys a home here for less than a third of what Lexington charges, yet Wachusett still produces graduates who succeed in college. The rural-suburban character of the Mount Wachusett area attracts families who want space, community, and financial breathing room.

Western Massachusetts

Pioneer Valley & the Berkshires

Western Massachusetts is where families find the state’s most dramatic value: districts that produce SAT scores above 1200 at home values under $500K. The region’s secret is its college towns — UMass, Williams, Smith, Mount Holyoke, and Amherst College create academic cultures that extend into public schools, pushing SAT averages well above what income and home values would predict. The tradeoff is lower per capita income and longer distances from Boston, but for remote workers and families who prioritize affordability, Western MA offers educational outcomes that rival communities costing three to four times more.

Home to UMass Amherst and the Five College Consortium, Amherst-Pelham produces the highest SAT scores in Western Massachusetts at 1269 — a figure that would be impressive in any million-dollar suburb. The catch is the ‘B’ grade: strong college-prep outcomes mask wider performance variation, with 54.7% ELA and 57.3% Math MCAS proficiency. Per-pupil spending of $28.5K is the highest in this region, reflecting the community’s deep investment. Homes average $499K, genuinely affordable, though the college-town income dynamic creates a higher effective tax burden. For academically motivated families, Amherst’s intellectual culture is unmatched west of Boston.

Key Takeaways

  • Greater Boston dominates — 6 of 9 A+ districts are inside I-95, but you'll pay $1.5M+ for the privilege
  • The I-95–to–I-495 belt is the sweet spot — 3 A+ districts (Dover-Sherborn, Wayland, Hopkinton) with home values $200–600K below inner-ring equivalents
  • Central MA delivers the best value — Shrewsbury's 1247 SAT at $761K homes offers Lexington-caliber math scores at half the price
  • College towns punch above their weight — Williams (Mount Greylock), UMass (Amherst-Pelham), and the Five Colleges push SAT scores 100+ points above what home values would predict
  • Graduation rates don't follow wealth — Norwell ($1.07M) and Mount Greylock ($459K) both exceed 98%, proving retention depends on community, not money
  • Western MA's cost advantage is 3–4x — Longmeadow's A- education at $565K would cost $1.5M+ in Greater Boston, making it the state's most dramatic value play
